C Squared announce the first phase of downtown mixed use community
C Squared has submitted the first phase in the rejuvenation of the property on Front St. bordered by 5th and 6th streets. This phase will have a 6 story office component on the east side and 23 floors of residential condominiums on the west. This project will have the LEED Gold Standard (a green building certification), as a minimum benchmark, and approximately 20% of the units are earmarked for Workforce housing (housing for individuals who earn between $32,000 and $56,000 annually). This project is in the very initial stages of Design Review.

Banner Bank Building
The Banner Bank Building at 10th and Bannock Streets, is an 11-story,180,000 square foot office building. The development has been certified LEED-CS Platinum and is the largest of the 15 LEED Platinum projects in the country. The development is designed to consume 40% less energy than allowed under the Boise City Energy code. It also showcases extensive use of recycled materials throughout. All C-Squared developments will be built to LEED Gold or Platinum standards.

Gem/Noble Project
Located at 10th and Main Streets, the Gem/Noble Building will have nine residential and six retail condominiums. When complete in late 2006, five of the residential condominium homes will be on display for a 60 day period. The homes will be finished in different styles, and with different layouts in the kitchens, bath and bedroom areas. The public will be invited to tour the homes and express their comments and preferences on the different designs. Two of the remaining homes will then be finished out using input from the public and used for models for the next C-Squared condominium development.

R Grey Lofts
The Located in the popular BODO district, the R. Grey Smith Lofts represent one of the first exciting interpreterations of the new Boise Loft.

The R. Grey Lofts is a mixed use development on the south side of BoDo, a renovation of the historyc O.W. Smith warehouse and newly named R. Grey buildings.

Project Specifics
• A mixed use environment with 17-19 units on the 2nd and 3rd floors with retail/commerical below.
• 4 available private parking garages.
• Developers Robert Kaylor and Gary Christensen.

Construction continues in earnest on the site. Steel and concrete work has been completed, and timeframes for finish in mid-summer of 2007 seem to be on course.
