The C Squared Story

C Squared principals, Clay Carley and Gary Christensen, seemed destined to form a partnership. Clay’s roots in sustainable development dates back to his great-great-grandfather, C.W. Moore. An early Boise pioneer, Moore’s 19th century Boise home was the first in the country to use geothermal heating. More recently, Gary has developed Boise’s 11 story Banner Bank Building, which when fully certified, will be the largest of only 15 LEED* Platinum projects in the country and is designed to consume 40% less energy than what is allowed under the Boise City Energy code. 

In 2002, when Clay was looking for ways to help make downtown Boise a more vibrant and sustainable neighborhood, he sought out Gary because of his reputation for innovation and integrity in development. What followed was the realization that downtown Boise needed more housing for mixed incomes, with diverse space utilization, developed as green and sustainable communities. Clay and Gary visited various markets including Seattle, Portland, Denver, Vancouver and Atlanta. They went to numerous Urban Land Institute seminars on urban housing, conducted a housing feasibility study on a site in Old Boise with CCDC, and conducted in focus groups with potential urban residents.

From these efforts C Squared was born. C Squared is committed to providing not just living space for residents in downtown Boise but communities with a sense of place -- projects with public space such as water features, pocket parks, or public art where non-residents can be a part of it. All C Squared projects will feature extensive use of recycled materials and be built to LEED* Gold or Platinum Standards.
